Our Services Cover and What Falls Outside the Agreement
Mississippi Pest Pros provides general pest control across Mississippi, including treatments for ants, roaches, spiders, fleas, ticks, mosquitoes, wasps, fire ants, rodents, bed bugs, and moles, along with inspections, entry point sealing, and crawl space treatments. All applications follow the Mississippi Pesticide Law, Mississippi Code Title 69, Chapter 23, and the Mississippi Structural Pest Control Law, Mississippi Code §§ 69-19-1 et seq. Our technicians apply products strictly according to EPA-approved labels under FIFRA, and restricted-use pesticides are handled only by certified applicators.
Some work requires a separate written agreement. Structural repairs, wood replacement, moisture remediation, and wildlife exclusion beyond standard bat exclusion or entry sealing are quoted and contracted individually.
We do not perform services outside pest management unless both parties sign a separate scope of work. Any condition requiring repair by a licensed contractor is referred out.
Work is performed in line with OSHA Hazard Communication Standard, 29 CFR 1910.1200, and pesticide waste is disposed of under RCRA rules and Mississippi Department of Environmental Quality requirements.
Booking, Rescheduling, and Cancellation Rules
Appointments can be scheduled by phone, email, or through our website. Once you book a visit, we confirm the date, arrival window, and service to be performed.
We ask for at least 24 hours notice if you need to cancel or move an appointment. Cancellations made with proper notice carry no charge.
Missed appointments without notice may result in a trip fee, which we will explain before any charge is applied.
If our technician arrives and finds conditions that change the scope for example, a larger infestation than described or areas that were not accessible we will stop, explain what we found, and get your approval before proceeding or adjusting the price. You are never billed for work you did not approve. Weather can affect outdoor treatments such as mosquito or fire ant applications; if conditions are unsafe, we will reschedule at the earliest available time at no extra cost to you.
Quotes, Pricing, and When Payment Is Due
Before any work begins, we provide a written estimate based on the inspection and the services you request. The estimate lists the treatment plan, the areas covered, and the total price. One-time services are quoted as a flat price; recurring plans are quoted per visit or per billing cycle. No work starts until you approve the estimate.
Payment is due at the time of service unless you are enrolled in a recurring plan with agreed billing terms. We accept standard payment methods, which our office will confirm when you book.
If the scope changes after you approve the quote say, an added treatment area or a follow-up application we present the revised cost in writing and wait for your approval before continuing. Estimates remain valid for 30 days because product costs and infestation conditions can change.
We do not add hidden fees after the fact; if something affects the price, you hear about it before we proceed.
Our Workmanship Warranty
Mississippi Pest Pros stands behind the quality of the treatments we perform. If covered pests return within the warranty period stated on your service agreement, we will re-treat the affected areas at no additional charge. Warranty duration varies by service type general pest treatments, termite work, and bed bug programs carry different coverage periods and the exact term is written on your invoice or agreement, so there is no guesswork.
Certain conditions void coverage. These include structural changes made after treatment, new moisture problems, sanitation issues that attract pests, untreated adjoining properties that reintroduce activity, and denial of access for follow-up visits.
Damage that existed before our service is not covered. The warranty applies to the treated areas and the pests named in your agreement.
It is not a guarantee against every possible pest encounter on the property. If you believe a covered problem has returned, call us and we will schedule a follow-up promptly.
Limits on Our Liability
Our responsibility for any claim arising from services performed is limited to the amount you paid for the service in question. Mississippi Pest Pros is not liable for pre-existing conditions, hidden structural damage, or problems caused by factors outside our control, including weather, construction on adjacent properties, or failure to follow our written preparation and aftercare instructions.
All pesticide applications are made under the Mississippi Pesticide Law, Mississippi Code Title 69, Chapter 23, and the Mississippi Structural Pest Control Law, Mississippi Code §§ 69-19-1 et seq., following FIFRA label directions. Restricted-use products are applied only by certified applicators, and our handling of hazardous pesticide waste follows RCRA requirements.
We carry the insurance required of licensed pest control operators in Mississippi. Nothing in these terms limits liability where state law does not permit such a limit. If you have a concern about a treatment, contact us right away so we can inspect and address it.

Darren Cole
Service Expert at Mississippi Pest Pros
I started in pest control in the Jackson area, where humid summers, termites, and older homes with crawl spaces make careful inspections important. I built this company to help Mississippi homeowners understand what is bringing pests in and what treatment or prevention steps make sense.
